Restored craftsman home in Oakland at golden hour

Oakland · Berkeley · Piedmont · Montclair · Lafayette

Down to earth,
down to business.

Buying or selling in the East Bay is personal long before it is financial. I keep the process calm, straight and moving, so the biggest decision of your year does not have to be the hardest one.

About Tomi

A steady hand in a market that rarely sits still.

I work with people, not transactions. In practice that means telling you when a house is not the one, showing you the numbers behind the emotion, and picking up the phone when something matters at 8pm on a Sunday.

The East Bay is not one market. Rockridge does not price like Lafayette. A 1920s brown shingle does not sell like new construction in the flats, and a hillside home comes with questions about access, foundation and view that a tract house never will. Knowing the difference block by block is the entire job, and it is the part no website search tool can do for you.

My style is straightforward. You will get real numbers, an honest read on condition, and a plan you can follow. No pressure, no theatrics, no urgency that I manufactured.

Working Together

Three ways people usually find me.

Whichever one you are, the first step is identical: a real conversation, no pressure attached, no obligation on the other side of it.

01

Buying in the East Bay

Competitive markets punish hesitation and reward preparation. We do the preparation first.

  • Neighborhood-by-neighborhood tours and honest comparisons
  • Disclosure packages read closely, not skimmed
  • Contractor and inspection walk-throughs before you commit
  • Offer strategy built for how this market actually behaves
02

Selling Your Home

Most of the money is made before the listing ever goes live. Order of operations matters.

  • A walk-through that separates worthwhile work from wasted spend
  • Pricing from recent closings on your streets, not a national index
  • Preparation, staging and photography coordinated for you
  • Negotiation that protects your terms, not just your number
03

Figuring Out Timing

Not ready this year? Good. That is the best time to plan rather than react.

  • What your home would realistically bring today
  • Which projects to start now and which to skip
  • How a sale and a purchase can be sequenced safely
  • A check-in cadence that suits you, not my pipeline

The Process

What working with me actually looks like.

No mystery, no surprises halfway through. Here is the whole arc, whether you are buying or selling.

01

The First Conversation

We talk about what you want and what is driving the timeline. Sometimes the outcome of this call is that you should wait, and I will say so.

02

The Numbers, Honestly

For sellers, what your home is likely to bring and what it would cost to get there. For buyers, what your budget really reaches in each neighborhood once you account for condition.

03

Preparation

Repairs, cleaning, staging and photography for sellers. Pre-approval, disclosure reading and a target list for buyers. This is the unglamorous stage that decides everything.

04

Going to Market

Listing goes live, or offers start going out. You hear from me on a schedule we agree on in advance, not whenever there is news.

05

Negotiation

Price is one term among many. Contingencies, timelines, credits and possession often matter more, and they are where deals are quietly won.

06

Close, and After

Escrow coordination through to keys. Afterward I am still the person you call about a contractor, a tax bill question, or the neighbor's fence.

The Neighborhoods

Iconic East Bay design, block by block.

From craftsman bungalows and brown shingles to mid-century hillside homes, the East Bay rewards people who know what they are looking at. A short orientation to the areas I work in most.

Craftsman bungalow on a Rockridge street in Oakland
Oakland

Rockridge

Craftsman bungalows and shingled homes on walkable streets, with College Avenue shops and restaurants a few blocks from most front doors. BART access makes it a perennial favorite, and inventory moves quickly when condition is good.

Walkable shopping street in the Temescal district of Oakland
Oakland

Temescal & Piedmont Avenue

Bungalow blocks wrapped around two of the best eating corridors in the East Bay. Buyers here are usually trading square footage for walkability, and renovation quality varies enormously house to house.

Montclair hillside above Oakland with views toward the bay
Oakland Hills

Montclair & the Hills

Trees, quiet, and views, with the trade-offs that come from building on a slope. Access, drainage, foundation and fire-hardening questions belong in the conversation early, not at the inspection.

Brown shingle home in North Berkeley
Berkeley & Piedmont

Elmwood, North Berkeley & Piedmont

Brown shingle and period-revival architecture with real pedigree, held to a high standard by buyers who know the difference. Detail and provenance carry weight here in a way they do not everywhere.

Ranch style family home in Lafayette, California
Contra Costa

Lafayette, Moraga & Orinda

Space, schools and a slower pace, ten minutes and one tunnel from Oakland. Families usually arrive here from the Oakland flats wanting a yard, and the calculus is about commute and school assignment as much as price.

Preserved Victorian home on a tree lined street in Alameda
Alameda County

Alameda & the Flats

Victorians, bungalows and some of the best-preserved streetscapes in the Bay. Often the answer for buyers who want period character without hillside complications.

Thinking About Selling?

Find out what your home is
actually worth today.

Not an automated estimate off the internet. A real number based on what has closed near you in the last 90 days, plus an honest list of what is worth doing first and what is not.

Common Questions

Straight answers to what I get asked most.

Have I missed the top of the market?

This is the most common question any agent hears from sellers, and a genuine concern. The honest answer depends on your own timeline and the specific block you are on, not on a headline about the national market. We look at what comparable homes near you have actually closed at in the last 90 days and decide from there.

How long does it take to sell?

Preparation usually takes longer than the sale. Expect a few weeks for repairs, cleaning, staging and photography, then a listing period that varies by price point and neighborhood. Most of the outcome is decided before the home ever goes live.

Do I need to renovate before I sell?

Rarely all of it. Some work returns far more than it costs and some returns nothing at all. We walk the house together and separate the two before you spend a dollar.

What should I do first as a buyer?

Get properly pre-approved, not pre-qualified, and then go look at homes in person before deciding what you want. Almost everyone's list changes after the third weekend of touring.

Do you work with first time buyers?

Yes, and it is some of my favorite work. First time buyers benefit most from an agent who explains disclosures, inspections and contingencies instead of rushing past them.

What areas do you cover?

Oakland, Berkeley, Piedmont, Montclair, Rockridge, Temescal, Alameda, Lafayette, Moraga, Orinda and the surrounding East Bay communities across Alameda and Contra Costa counties.
