The East Bay is not one market. Rockridge does not price like Lafayette. A 1920s brown shingle does not sell like new construction in the flats, and a hillside home comes with questions about access, foundation and view that a tract house never will. Knowing the difference block by block is the entire job, and it is the part no website search tool can do for you.
My style is straightforward. You will get real numbers, an honest read on condition, and a plan you can follow. No pressure, no theatrics, no urgency that I manufactured.

The Process
No mystery, no surprises halfway through. Here is the whole arc, whether you are buying or selling.
We talk about what you want and what is driving the timeline. Sometimes the outcome of this call is that you should wait, and I will say so.
For sellers, what your home is likely to bring and what it would cost to get there. For buyers, what your budget really reaches in each neighborhood once you account for condition.
Repairs, cleaning, staging and photography for sellers. Pre-approval, disclosure reading and a target list for buyers. This is the unglamorous stage that decides everything.
Listing goes live, or offers start going out. You hear from me on a schedule we agree on in advance, not whenever there is news.
Price is one term among many. Contingencies, timelines, credits and possession often matter more, and they are where deals are quietly won.
Escrow coordination through to keys. Afterward I am still the person you call about a contractor, a tax bill question, or the neighbor's fence.
The Neighborhoods
From craftsman bungalows and brown shingles to mid-century hillside homes, the East Bay rewards people who know what they are looking at. A short orientation to the areas I work in most.
Craftsman bungalows and shingled homes on walkable streets, with College Avenue shops and restaurants a few blocks from most front doors. BART access makes it a perennial favorite, and inventory moves quickly when condition is good.
Bungalow blocks wrapped around two of the best eating corridors in the East Bay. Buyers here are usually trading square footage for walkability, and renovation quality varies enormously house to house.
Trees, quiet, and views, with the trade-offs that come from building on a slope. Access, drainage, foundation and fire-hardening questions belong in the conversation early, not at the inspection.
Brown shingle and period-revival architecture with real pedigree, held to a high standard by buyers who know the difference. Detail and provenance carry weight here in a way they do not everywhere.
Space, schools and a slower pace, ten minutes and one tunnel from Oakland. Families usually arrive here from the Oakland flats wanting a yard, and the calculus is about commute and school assignment as much as price.
Victorians, bungalows and some of the best-preserved streetscapes in the Bay. Often the answer for buyers who want period character without hillside complications.

Preparation usually takes longer than the sale. Expect a few weeks for repairs, cleaning, staging and photography, then a listing period that varies by price point and neighborhood. Most of the outcome is decided before the home ever goes live.
Rarely all of it. Some work returns far more than it costs and some returns nothing at all. We walk the house together and separate the two before you spend a dollar.
Get properly pre-approved, not pre-qualified, and then go look at homes in person before deciding what you want. Almost everyone's list changes after the third weekend of touring.
